Comsats virtual campus & University selection

okay i just need a bit of information about this, so first thing i want to know is that is this worth doing? can i apply if i am living in Karachi? Do i get the same degree as a person who is doing bachelors from the campus?

Now i am open to opinions and would love some feedback and personal experience from those who have studied in the following universities. These are the universities i plan on applying to:
IBA > FAST > Zabist > Comsats virtual campus > Bahria > Iqra > Sir Syed
Now I am not 100% sure i will get in the first 4 universities so the last 3 are my fall backs. Am i over preparing here? Are the first 4 universities easy to get in?

I heard they only have a 120 seats and considering my grades i doubt i will be able to get in,

matric was 64% and inter is most likely going to be 57% - 62% between that range, i Abuses will lead to baned up hard on my first year in case you're wondering why i got low grades.

don't IBA, FAST, Zabist take the people with better grades first? I mean what are my chances to get admission with grades like that? I have taken multiple practice entry test for preparation and in each i did really good so i'm quite confident that i will give a really good entry test. Interview will be a cinch for me since i got really good english and i'm quite fluid when i speak. The only thing that is freaking me out is that they will possibly deny my admission due to the fact that i got low grades.
