^^You cant get i5 in 30k budget you need 35k-40k for those 3 things if you want i5 or you could just use i3 for now and later change since u wont have to change ur mobo. 1156 platform.

      i5 750: 18k
      Mobo:12-15k
      Ram 4k

So even if you buy the cheaper mobo it will cost you 34k.

Or you could go with used

      i5:15k
      mobo:10-12k
      Ram:3k
      Total 28-30k now sell 4850 for 8k add 5k and get a GTS 450(new) or 5770(used)

I like this one.. Get it, whether its i3 or i5 both will perform exactly the same at that res. And 5770 or GTX 460 if you can add a tiny bit more would be awesome...

i3 with a good gpu will be a good choice you can upgrade the processor later, for now i3 is a good processor just get a gtx 460 with i3 and 2gb ddr3 and enjoy gaming the rates of ram and gpu has also decreased a bit so good time to build ur rig now.
